Naperville Asphalt Driveway paves asphalt parking lots across Naperville. We plan the stalls and the drains to fit the city's rules, then build the stone base and the asphalt on top of it.
Naperville's rules for parking lot layout
The City of Naperville's Design Manual for Public Improvements says parking stalls should be 9 feet wide by 17.5 feet long. It says the lane between rows has to be at least 26 feet wide where cars drive both ways.
The manual says every parking row needs an island at each end, with no more than 20 stalls between islands. It says landscape islands need a concrete curb and must be at least 130 square feet and at least 8 feet wide.
It also says every parking lot must have a 6 inch concrete curb all the way around the edge.
We draw the stalls, lanes and islands on a plan of your lot before we quote, so you can see how many cars it will hold.
How we build the pavement
The design manual says every parking lot built in Naperville must have a paved surface. It also sets a minimum strength for the pavement, and lists how much each layer counts toward it, from the stone at the bottom to the top layer of asphalt.
We build every lot to at least that minimum.
The Federal Highway Administration says the ground under a pavement can freeze and then thaw, and the thaw can leave it much less able to carry weight. It says many potholes and other breakups in pavement come from this thaw weakening. That's why we dig out soft soil and pack the stone base firm before any asphalt goes down.
Drainage on a parking lot
The design manual says storm sewers that serve a parking lot must be built to handle a 10-year storm without water backing up out of the drain. It says water can't pond more than 1 foot deep anywhere on a parking lot.
We set the slope of the asphalt so rain runs to the drains. Before we pave, we check for low spots where it could sit.
Accessible parking spaces
ADA.gov lists the fewest accessible parking spaces a lot can have:
| Total spaces in the lot | Accessible spaces needed (ADA.gov) |
|---|---|
| 1 to 25 | 1 |
| 26 to 50 | 2 |
| 51 to 75 | 3 |
| 76 to 100 | 4 |
| 101 to 150 | 5 |
| 151 to 200 | 6 |
ADA.gov says that count is worked out for each parking lot on its own. It says one in every six accessible spaces, and always at least one, must be big enough for a van.
It says an accessible space must be at least 96 inches wide, with an access aisle beside it at least 60 inches wide, marked clearly so people don't park in it. It says a van space must be at least 132 inches wide with a 60 inch aisle, or 96 inches wide with a 96 inch aisle.
We put these spaces and aisles on the plan with the rest of the lot.
What to get in writing
Ask for these in writing, whoever you hire:
- A plan of the lot showing every stall, lane, island and accessible space.
- How thick the stone base and each layer of asphalt will be.
- Where the water goes, and where the drains are.
- Where the concrete curbs go, and who builds them.
- Who applies for the City of Naperville permits.
- How long the lot has to stay closed after we pave.
Questions about parking lot paving in Naperville
How many parking spaces does my lot need?
The City of Naperville's design manual points to Section 6-9-3 of the City code for the number of spaces a lot needs. We check that count for your type of business before we draw the plan.
Do I have to add accessible spaces if I only restripe my lot?
ADA.gov says that when a business restripes the spaces in a parking lot, it must provide accessible parking spaces as the 2010 ADA Standards require. We can add them when we restripe or repave.
Where should the accessible spaces go?
ADA.gov says accessible spaces must be on the shortest accessible route to an accessible entrance. It says that route never has curbs or stairs, must be at least 3 feet wide, and has a firm, stable surface that isn't slippery.
Can you pave over my old parking lot?
The Federal Highway Administration says a thin new layer of asphalt only works when the old pavement is in good to fair condition. It says wide cracks that keep moving will show through a new thin layer. We look at the old lot first and tell you whether asphalt resurfacing will do or the lot needs to be rebuilt.
Should I seal the new lot?
The USGS says sealcoat is the black liquid put on many asphalt parking lots and driveways to protect the asphalt under it and make it look better. We can come back to do sealcoating once the new asphalt has cured.
Can you paint the lines too?
Yes, we can paint the stalls, arrows and accessible space markings once the asphalt is ready. See our parking lot striping page for more.
